‘House rich, cash strapped’: Reverse mortgages put Inglewood seniors at a crossroads

On a quiet Inglewood cul-de-sac, 74-year-old “Shirley J.” spreads a fan of glossy mailers across her kitchen table. Every postcard promises the same thing: extra cash, no monthly mortgage payments and the chance to “age in place” in the home she’s owned for more than 40 years.

“I’m house rich and cash broke,” she says. “Everybody tells me a reverse mortgage is the answer. I just don’t know who to trust.”

That question is quickly becoming one of the most urgent financial decisions facing older homeowners from South Los Angeles to Inglewood.

Across Los Angeles County, homeownership has slipped, even as home values and property taxes have soared. At the same time, Americans 62 and older are sitting on record levels of housing wealth — trillions of dollars locked in roofs and walls — and growing numbers are turning to reverse mortgages to turn that equity into monthly breathing room.

In neighborhoods like Inglewood and South L.A., long strongholds of Black homeownership, that decision isn’t just about one person’s retirement. It’s about whether the “grandma house” that anchored the family for decades will still be there for the next generation. Each lost home can deepen a racial wealth gap that advocates have spent years trying to close.

A powerful tool, with strings attached

Reverse mortgages allow homeowners 62 and older to convert part of their home equity into cash while staying in their homes. There are no monthly mortgage payments; the loan comes due when the last borrower dies, moves out or sells the home.

Done carefully, that can be a lifeline.

“Some of our seniors are choosing between medication and groceries,” says Attorney Caprice Collins of Collins Law Group in Inglewood. “In the right situation, a reverse mortgage, wrapped inside a smart estate plan, can give them dignity and stability.”

But the fine print can be unforgiving. Borrowers must still pay property taxes, homeowners insurance and maintenance. When they fall behind, they risk default and even foreclosure. Heirs can be shocked to learn that years of interest and fees have eaten up most of the equity.

“By the time the last parent passes, the kids may inherit a house with a deadline instead of a safety net,” Collins says.

Race, equity and the ‘grandma house’

For many Black and Brown families in Los Angeles, the family home is the last, best asset standing — often the only major wealth that can be passed down.

Black homeownership in L.A. County lags far behind that of white households. That history sits alongside decades of redlining, subprime lending and now a fresh wave of door-knocking and TV ads aimed at older homeowners.

“People are isolated, caregiving, grieving, and that’s when the pitches show up,” says Denise W., a South L.A. resident whose parents nearly lost their house after a reverse mortgage they didn’t fully understand. “It’s not that reverse mortgages are always bad. It’s that they’re complicated — and one mistake can cost a family its foothold.”

Federally insured reverse mortgages require a counseling session with a HUD-approved housing counselor. Counselors explain fees, interest rates and basic rights — but they typically don’t walk through what the loan means for a family’s long-term estate plan.

Questions like “What happens if one spouse needs nursing home care?”, “How will this affect our living trust?” or “What choices will our children have when we’re gone?” are legal questions. The answers can radically change whether a reverse mortgage makes sense.

“That’s where we see families get blindsided,” Collins says. “They got the financial explanation, but nobody helped them see the big picture.”

Advocates say the most important steps come before anyone signs:

  • Start talking early. Ask parents if they’ve been approached about reverse mortgages or already signed anything.
  • Gather the paperwork — trusts, wills, deeds, mortgage statements.
  • Get everyone to the same table. Decisions about “the house” are financial and emotional.

“I tell my kids, this house is more than walls,” says Michael, 68, who has owned his Inglewood home since the 1980s. “If we ever touch the equity, I want them sitting right there with me when we talk to a lawyer.”
